At Noyes Development, we’ve designed our home building process around you and your needs with our semi-custom process. We’ve refined the way we build homes throughout the years to deliver a home that is well-built, comfortable, and luxurious, and is also filled with modern features, finishes, and appliances.

Your choice of layout


When purchasing a home before we begin construction, you’re given the freedom to choose from a selection of layout options for your new home. While all of our homes retain the same levels of high build quality and many of the same features, we provide a number of different layouts and bedroom configurations to match different homeowners’ lifestyles.


Variations will include the overall number of bedrooms and bathrooms, kitchen and living space configurations, and much more.


Materials and appliances of your choice

With the Noyes Development semi-custom process, you’ll be in charge of many of the aspects of your new home when purchasing pre-build. This includes features like appliances, cabinetry, flooring, countertops, and many other aspects of your new home.


Don’t know where to start with these things? Don’t worry! While we work with homebuyers who have a distinct vision for how their semi-custom home will look, we work with many homeowners who don’t know where to start. Our expert home design team can help you choose the perfect details to make your new house your perfect home.


Reliable and innovative designs


While you do get a choice of different layouts and features of your home, many of the aspects of Noyes semi-custom homes will be similar from house to house. But don’t fret — this is by design.


The home designers and construction team at Noyes Development have worked hard to refine the home designs and construction quality of our homes in each and every community. Every detail is thought out and no expense is spared to provide a truly 21st century home design filled with the latest features and materials throughout the home.


More cost-effective and refined than fully custom designs


Since our semi-custom homes share many of the same elements and designs, we are able to offer more home for your dollar compared to a fully custom home. Many of the costs associated with fully custom homes are in the design and architectural phase of the home building process. Since these plans are used on only one home, this increases the overall cost of the home and often leads to unexpected negatives in the design.


Since we use many of the same aspects of our homes, costs are significantly reduced. It also allows us to refine the details of the homes to provide a more well-thought-out home, while still giving homeowners the freedom to choose the materials, appliances, and other aspects that are important to them.


Efficient homes built to last

At Noyes Development, we want to build homes that are efficient and can be cherished for generations. 


All of our homes are built with an Earth Advantage Platinum certification, and nearly all of our homes are Zero-Energy Ready certified. What do these certifications mean? That they are energy-efficient, durable, and comfortable even during extreme hot or cold weather.


Zero Energy Ready homes are…

  • Airtight, making them efficient and quiet
  • Equipped with a balanced and efficient HVAC system, providing excellent air quality
  • Well insulated, reducing energy consumption and temperature fluctuations
  • Ready for solar PV system installation when you are


All Noyes Development homes are built using the highest standards in materials and construction and are built to last 100 years.


We stand by our homes


We build homes that are well-built and intended to last — and we stand behind our homes to make sure that they are both.


We offer a limited 1-year warranty for most of the minor repairs that are needed in a new home such as: nail pops or settling cracks in drywall, cracked grout or caulk, door adjustments, and other similar touch-ups that coincide with those repairs listed above.

We also include a 2-10 Home Buyers Warranty with all new homes. This provides additional coverage for all the major systems in your home for 2 years such as plumbing, electrical, and mechanical. It also covers your home’s major structural components for 10 years.
